Yes it is true that the hotel charges you ThB 1000 for the room keys, but this is just for their safety and they very politely returned this back to us on the day we checked out. There are 3/4 girls in the reception, yes they are not good in English but if you are polite with them they can make you understand. We are 4 adults travelling together of the same family so we wanted 2 side by side rooms and this is a request we put on the time of booking itself. They told us on the day we checked in they do not have a side by side rooms but they will give that next room by morning next day, and they did keep to their promise and they did gave us the side cottage the very next morning at 9.30am. Rooms are definitely large and very clean. The toilets are big but they do not have enough lights there, the place is quite dark even during the day. Rooms did have digital safe which was good because most of the time we were out and we have kept our mobile phones and money on that.
We did have to ask the house keeping to clean our rooms and they cleaned that every day. The only cons we found is that the rooms did not provided any coffee maker, but since we had already knew about it, we took our own to have the morning tea/coffee. Apart from this matter nothing was bad about this hotel. The pool was very nice and my son 7 yrs enjoyed a lot in the pool. The sea is just a walk away and the sea in front there is clean and worth to get in.
All in all this place is great. Location is just perfect. Even in low season all the shops were open and you get plenty of foods anywhere you walk the way. This place is a little away from the pier so when you have to walk a bit to reach the hotel, but again this place do not have the crowd and noise and you can have a very pleasant stay here. We did enjoyed very much of our stay, Phi Phi is much better than AoNang, Lanta, or any parts of Phuket. This is just a picture perfect beach holiday.

We were then shown to our room by one of the unfriendly girls while we lugged our own luggage up and down stairs, over grass and pot holed pavement. She pointed at our room, handed us the key and left. We hauled our suitcases up the six stairs to the front door and took in the view of the lovely foreshore and beach just 10m away. It was breathtaking!!
Then we opened the door….. The lock had been tampered with at some point so the key was unnecessary, the smell when we opened the door was absolutely vomit-inducing (and we're used to the open sewers of Thailand). There was mould growing all over the walls and ceiling, the front door glass was smashed in several places, the plaster had numerous punch holes that had not been fixed, the white bedcovers were stained all over, the toilet was full of (someone else's) urine which wouldn't flush, and the room essentially looked NOTHING like the photographs online.
We stood staring at each other in disbelief for some time, then built up our courage to lug the suitcases back to reception and ask for our money back. This is NOT something we normally do! Once again, all four girls at reception stared blankly at us and pretended to speak very little English, aside from saying "you pay, you pay", whilst giggling amongst themselves behind their hands. We described the condition of the room and said it was not ok, we could NOT stay. They offered another room somewhere newer but smaller in the hotel but all we wanted was our passports back and somewhere clean and normal to stay. They read (for 40 minutes) through our emails related to our online booking before stabbing at the line in the fine print that reads "One night's deposit to be paid at time of booking. This is not refundable". Nothing we said would change this, and they refused to call the manager for us to speak to.
We forfeited the one night's deposit we'd paid then paid a few visits to other hotels and ended up staying at the Banyan Villa, five minutes closer to the markets. The Banyan I can highly recommend for the lovely service, clean traditional rooms, free internet, gym and fabulous seafood restaurant.

They make you sign in & out your beach towel or pool towel.
Breakfast here, oh my god, the worst we had in our whole stay. Just book the room and eat else where. A lot of noise at night from music and drinking, don't expect a good nights sleep anywhere, they party every night.
The locals are very rude, poor service.
Overall great diving and sight seeing. Walk to the lookout, great views and excersise.
Room Tip: Away from the beach or pool.

At check in you are given a list of rules & regulations, asked to pay for the room in full and asked for 1000 thb (around €25) deposit for the room key. I was also told that if I wanted to pay with my particular credit card I would be charged an additional 5 % on my bill. I used this all over Thailand and was not asked this anywhere else. When arriving in the restaurant for breakfast we were greeted daily with a young waitress who seemed only capable of barking loudly, ‘’room number!!’’. The breakfast was awful – bland tasteless ingredients appeared to be used which were verging on inedible. I challenge anyone to make more foul tasting pancakes than their chef was capable of – burnt on the outside and raw batter in the middle. If dining early you will eat breakfast along with the hotel staff including gardeners and maintenance people in their dirty overalls. We had several complaints which were met with either indifference or hostility, and whenever we asked to speak to the manager we were always initially refused. The English lady that runs the coffee shop was also rude with a passion for sarcasm. In general the atmosphere in this hotel was terrible, and in the reception area there always seems to be someone complaining about something.

Unfortunately we had to specifically ask for our room to be cleaned each day. We were made to feel that this was a great inconvenience to the staff. On one occasion we also returned to our accommodation one afternoon/evening to find the cleaning staff had left our villa completely unlocked all day and anyone could have walked in! We were horrified, however when we informed the girls at reception they were in no way bothered or apologetic.
The pool was nice to swim in (as the locals warned us not to swim in the sea near this part of the island) however there were not nearly enough chairs/loungers around the pool - we felt that this was poor considering we were visiting during low season. The cushions on the chairs / loungers were also tired.
Breakfast was also dissapointing. The choice was poor and the service was lackluster.
All in all, whilst we were there, we felt this place was 'ok' value for money.
HOWEVER, deep breath, on our final day we experienced what can only be described as an utter FARCE as we tried to check out. The staff on the reception desk were nothing but rude and arrogant towards us. They created an embarrassing fuss and would not let us leave.... until they had fully investigated why there was an different style glass left in our villa!! Yes, I am referring to the small glass cups that are in the room for guests to drink out of / store their toothbrush in! I can't believe I'm even having to write this because the whole situation was such a joke. Of course it was the same glass in the room as when we checked in, and If the staff had paid attention and taken the time to properly check and clean pur room each day, then this awkward situation would never have taken place. We were made to feel like criminals in front of all the other guest. Absolutely disgusting! We didn't do anything wrong. We were polite and curtious throughout our stay. The way in which we were treated right at the end was entirely unacceptable and understandably left a sour taste in our mouths. Reading other comments here, we are not the only ones to have suffered from the poor level of service at Phi Phi Villa. All becuase of a glass cup.
Phi Phi Villa - you have all this (free) feedback from guest who have taken their time to write about their experiences. Use this information to your advantage, and turn your lovely resort around please.

The hotel, like every other ones on the island send their bell staff to pick the guests up at the ferry pier. It was an appreciated, warm and welcoming touch esp after a long almost 2 hours ferry ride. The bell staff were extremely friendly and NOTHING like what previous complaints had said of. Of course, a few baht tips wouldn't hurt considering the fact that the guy had literally pushed the heavy trolley filled with your bags from the other end of the island to the port. We were greeted with a small glass of refreshing fruit juices while waiting for the reception staff to check us in. The lady cut to the chase with whatever the charges were and that we had to pay 1000baht deposit for our keys. She left after that without saying a word and left us wondering what we were suppose to do next and left a key on our table that we were seated at. It was the bell boy that brought us in to our bungalow. I'm guessing lots of mis-communications between guests n reception staff would not have caused the hotel a bad name if their English was half as good as their bell staff and waiters at their carpe diem cafe. I've been a hotelier myself and as the saying goes, the receptionists are the face of the organization(hotel) that they represent. Lets move on to the room, it was all clean and renovated, we stayed in the luxury deluxe villa which was a bungalow near the swimming pool without the sea view so don't expect to see any sceneries from your rooms. The bed was so comfortable and so were the pillows. It was nothing like the pictures Ive seen from other travelers so I'm guessing they renovated the rooms. The bathrooms though really could use some lighting(as we were literally showering in the dark) and some tiles would've added a cleaner touch instead of just concrete slabs. We requested for an extra bed from the moment we booked the hotel from 3 months earlier. However the bed only arrived after we went to the reception for the 4th time to ask for it. Overall, the rooms were spacious and very clean and comfortable.
There was a massage cabana within a distance from the pool, where you can literally get a massage by the beach with the full view of the mountains and the deep blue sea. Impressed by the view, we opted for a 400 baht massage. The moment i lied down to relax and enjoy the moment, the ladies who were massaging us WOULD NOT STOP talking to each other to a point it was too loud to bear. We couldn't sleep, not to mention even enjoy the massage because half an hour later, followed another hotel staff who came by and they started exchanging words or rather shouting at each other. When I asked the lady if they could bring their volume down, she was offended n replied that they need to order water so they have to talk. So they ordered water for 1 whole hour as we gave up on enjoying our massage and frankly speaking, that was the most horrible massage experience I've had in thailand and i have always loved thai massages. We did not let that ruin our holiday nevertheless, but please take this as a warning before you decide to go there.
Moving that aside, it was a pleasant stay and carpe diem was definately a gem to chill your afternoon listening to bob marley, sipping on our fav carpe diem cocktail. The view of the clear blue waters and mountains are breathtakingly beautiful from outside of the hotel. All the hotel needed was to improve their receptionist staff on their english as it does come across as rude to us when they ask us certain things such as hairdryers, towels and such. I think the in and out system for pool towels is reasonable as guests who arent responsible for the stuff they use should be charged. There are several convenient stores beside the hotel which sells things from snacks, lotions, shower gels, etc so it was very convenient. The hotel is located within a walkable distance from the nightlife yet far enough to get a good night sleep in peace. All and all it was an unforgettable experience esp with my friends and we loved the island as much as we loved the hotel. Hope the hotel could take this comment as something constructive esp in areas they could improve on.
Note: Overall the hotel isn't anything fancy but comfortable and safe for any travelers ready to explore the nightlife and beautiful view of the sea on phi phi island. None of the villas have a direct seaview. If you are expecting a 5star service and luxury, looking for a peace and quiet time there are other options on the other side of the island where the waters are clearer and away from nightlife. But this one is just right for us as we wanted beautiful scenes and nightlife within a walk away.

The resort itself is clean, comfortable and nicely maintained with accommodation offered in bungalows or villas overlooking a garden. It would have got higher rating from me except the bungalow that we were given had damp in one of the walls which made the room smell musty.
